We specialize in creative solutions to help relieve sellers of houses that they do not want, do not need or that they can no longer afford. From time to time we borrow short term funds from private individuals to purchase and renovate houses in Champaign County. We only work with local individuals. If you are interested in becoming a Private Money Partner, your money will be secured by a first mortgage. In addition we pay up to 12% interest, and we also offer a 3 month pre-payment penalty.

Our transactions are all completed with an Attorney at a local Title Company. In addition to the normal paperwork, we also provide you with a title policy, as well as an insurance policy.

The good news is that it doesn’t matter if you have only $5,000 or $500,000 to invest. We buy both big and small houses, and everything in between. On many occasions we may not need to the money to buy the houses, however we may need the dollars to repair or renovate them.
